UPDATE 29.04.09

Attached is the planting layout and plant species types as proposed by Angel Property via their Contractors London Crystal. JFRA have yet to formally respond at the time of writing, but we will be querying the maintenance implications, if any, of the relatively wide number of species. If residents have any further comments, please contact the JFRA as outlined in previous posts.

Please note, that this plan was made available yesterday (28.04.09) and since the images were large-format A1, it has taken some time to get these reduced and scanned.

We are still waiting for Angel Property's proposed revised layout for the chimney area, and as soon as we receive this, it will be posted on this website.The information and received to date for this area from Angel and related matters pertaining to this can be seen in the text below and attachments above.

Residents wishing to see the soil investigation survey for the Garden Area should please contact the Local Planning Authority or the JFRA.

UPDATED 03.03.09 

 ANGEL PROPERTY AND SOUTHWARK COUNCIL SIGN SECTION 106 AGREEMENT FOR JAM FACTORY (27.02.09) 

We attach as links below both the signed Section 106 Agreement and PLANNING CONSENT NOTICE which were agreed between Angel Property and Southwark Council 27.02.09 - the JFRA obtained these documents form Southwark 03.03.09. 

 The agreement represents a milestone for all Jam Factory residents who have fought for their right to amenity space as enshrined in Southwark Council Planning Policy. The Consent Notice and S106 Agreement Documentation will reinforce the Planning Status of our Estate and homes although it should be noted that the Garden, Block D and site landscape have still to be completed under the terms of the S106 Agreement, and all planning conditions have yet to be signed-off.

POSTED EARLIER (30.01.09) AND NOW UPDATED (03.03.09):

Work on the Garden and Block D shared-ownership units fit-out commenced w/e 30.01.09.

We understand that the works are based upon a 6 month contract. Although we can of course offer no assurance that the works will be completed in this timeframe, we all look forward to enjoying at least some of summer '09 in the new garden.

We attach the detail-design layout for the new garden, produced by Angel's contractors London Crystal and now in its fourth version following consultation with the JFRA. The bin store is to be re-located to the boundary against the existing half-demolished building which will be re-modelled as a boundary wall. The new bin-store location will enable Council Refuse vehicles to service the site direct from Rothsay Street without the need to entire the Jam Facotry Estate, as is the case at present. The area in colour around the chimney comprises the JFRA proposal for landscape to match the adjacent Community Access Garden. This layout was forwarded to Angel in order that the previous Angel Property proposal for basic tarmac surfacing to the chimney area could be amended to match the enclosed layout - we have Angel Property's revised proposals from their contractors 'London Crystal' and attach this plan as one of the links above for you to download.

The proposals are clearly an improvement form basic tarmac but still fall short of the quality of the remainder of the existing landscaping here at the Jam Factory and do not include elements such as seating, traffic bollards, proper drainage proposals, trees and the water feature present on Angel Property's marketing literature when many of us bought our flats.

Southwark Council Planners have written to us to re-iterate that Angel Property's tarmac was not acceptable to them and that they intend to ensure that the completed landscape scheme matches the quality of the existing landscape work at the Jam Factory.
